Lea Hough Chartered Surveyors are a long-established firm of Chartered Surveyors, based in Lancashire but operating throughout the North West. Our office locations in Blackburn and Euxton (near Chorley) mean we are only a short drive away from Bury, Heywood, Radcliffe, Whitefield and the surrounding areas, ideally placing us to be able to advise on properties in these locations.
Bury is home to a wide spectrum of commercial property, varying from both large and small retail units to industrial sites, office buildings and hospitality venues. Regardless of the type of property, Lea Hough is able to advise on a variety of matters.
Most typically, commercial clients seek our advice in relation to a commercial property transaction, be it a purchase or disposal of a property, or regarding a lease. We frequently act for both landlords and tenants in this regard; providing expert advice in the form of Pre-Lease Assessments, Schedules of Condition, Pre-acquisition Surveys, Dilapidations advice and Valuations. Our primary role is to protect our clients from unnecessary exposure to liabilities and our advice can often prove invaluable in doing this.
Other property matters we are approached to assist with include the project management, renovation or upgrading of commercial properties, contract administration, drawings, development monitoring, Listed Building advice and planned maintenance works.
Lea Hough is one of the few firms of Chartered Surveyors in the North West that focus on the area of education, in particular, applications for funding for school building and improvement projects. Our team have advised many academy schools, free schools, sixth form colleges and small Multi Academy trusts on sources of funding, also managing the preparation and submission of funding bids for CIF, SEEF, SALIX, SCA and other rounds of funding that may be applicable. We have a particularly high success rate for obtaining funding via these routes.
We are also able to advise schools in Bury about maintaining their buildings and estates, working to help prepare plans for managing a programme of works by budget and priority.
Our Chartered Building Surveyors are frequently appointed to provide advice on and oversee works on public sector or council run buildings.
Having worked as a trusted partner in many projects involving public buildings or land, we understand the obstacles to overcome and the factors that are at play. Furthermore, as Chartered Surveyors governed by the RICS, our team has all of the necessary qualifications and our firm has the procedures and indemnity in place to be able to deal with public bodies.
