Lea Hough Chartered Surveyors has recently been involved in a significant upgrade project at the well-known Langdale Chase Hotel on Windermere in the Lake District. Now that the programme of work has been successfully completed, we are delighted to be able to share details of the project and our involvement.
We were initially appointed in 2021 by Campbell Driver Partnership Architects to conduct a Condition Survey Report on the roof of the hotel. This survey was undertaken on behalf of Thwaites, who were planning to carry out a full refurbishment of the hotel, which is a listed building. The primary objective of the survey was to assess the existing condition of the roof and identify the necessary repair works required.
During the inspection, Lea Hough Chartered Surveyors carefully examined various aspects of the roof, including the pitched roofs, chimneys, lead gutter detailing, stone copings and detailing, flat roof coverings, rooflights, and various other high-level elements and materials. Our dedicated team of surveyors conducted a thorough examination of the building, paying close attention to any potential issues or defects.
To enhance the accuracy of the survey, Lea Hough Chartered Surveyors worked closely with the architect, utilising the existing roof plans. These plans were annotated in order to reference specific areas of the roof and facilitate a clear understanding of the proposed works.
Once the Condition Survey Report was completed, we provided a detailed breakdown of the repair works required. The specification for these works was drafted by the architect, providing a clear and concise description of the necessary interventions. This specification served as a guide for the contractors who were tasked with executing the refurbishment works.
Throughout the project, Lea Hough Chartered Surveyors played a crucial role by providing interim monitoring inspections on behalf of the architect and building owner. These inspections allowed us to evaluate the progress of the works, ensuring compliance with the original specification and workmanship standards. We produced regular reports on the progress of the project, providing valuable feedback and insights to all parties involved.
Due to the status of Langdale Chase Hotel as a Listed Building, additional considerations and challenges were required for the Condition Survey Report. Our team’s expertise and understanding of the specific requirements associated with working on a listed building came into play and helped to ensure that any repairs or modifications retained the architectural integrity of the property.
